SCTAC is an I-1 industrial district for manufacturing plants, assembly plants, and warehouses. The (government and state) regulations are intended to protect neighboring land uses from potentially harmful noise, odor, smoke, dust, glare, or other objectionable effects, and to protect streams, rivers, and the air from pollution.

Located within a mile of SCTAC, The Matrix is an I-2 industrial district. I-2 zoning is designed to provide a high level of design quality, site amenities and open space for light industry, warehouse/distribution, research and development operations and similar industrial uses with compatible operations within a park atmosphere.

The uses and conditions permitted for I-2 are also permitted for I-1 districts. Specific conditions that apply only to an I-1 district, but are prohibited for an I-2 district are: argricultural uses, carpentry, communication tower, dwelling, etc. For a more extensive list of uses and conditions please go to the zoning classification descriptions.
